Rental Terms

  • Eviction History: No evictions in the past 10 years.
  • Criminal History: No felonies, violent or drug-related convictions, or certain criminal records in the past 10 years.
  • Income & Credit:
    • Individual: Monthly income ≥ 3x rent; credit score ≥ 600.
    • Shared Tenancy: Each tenant income ≥ 2x rent (married couples: combined income ≥ 3x rent).
    • Applications with 550+ credit scores and 2.5x rent income may require extra deposit or cosigner.
  • Application Requirements:
    • Each occupant 18+ must submit an application with a $55 fee, including credit, criminal, and eviction checks.
  • Payment: Tenants must pay rent via automatic EFT.
  • Rejection: Felony or eviction history results in application denial.

Pets

Some of our properties are pet-friendly! Our pet policies are as follows:

  • Cats: $35 per cat, per month (no deposit required).
  • Dogs: $45 per dog, per month, with a $300 non-refundable deposit.

Pet Limitations:

  • Maximum of two pets per property.
  • Smaller apartments may limit to either one pet over 35 pounds or up to three pets under 35 pounds. Please check individual listings for specific details.

A pet addendum must be signed with your lease, which includes criteria such as:

Keeping pet waste clean and disposed of properly both in and around the property.

Keeping animals up-to-date on vaccinations.

Tenants ensuring pets remain quiet and do not disturb neighbors.
